There are many variables but sometimes having an idea of cost can really help in smart decision making.

Virtual and In-person Design Services

Hourly (For projects that do not require construction and are mainly furnishings and décor)

An hourly rate of $300/hr is charged in blocks of 10 hours with a 20-hour minimum, followed with a proposal outlining scope of work and estimated project length. Every effort is made to stay within that timeframe unless there is an increase in scope of work. Architectural plans require a minimum of 30 hours.

Hours are good for 30 days and will be billed in full at 30 days. Should there be hours remaining then they will roll over into next 10hr block purchased. If project stalls for 30 days due to Client non-communication or indecision, then the project is considered complete and Client forfeits any remaining hours.

Purchasing Fee (FF+E – Furnishings, Fixtures and Equipment)

The “designer discount” is passed on to you and varies by manufacturer / vendor (typically between 10% - 20%). A 30% fee is applied to all purchases in the design scope. This covers oversight of the purchase, management and coordination of delivery and communication with vendors.

Pre-Construction Design and Material Procurement

An hourly rate of $300/hr is charged in blocks of time (40hr minimum) that is determined by size and scope of project. This time is the most important time in the project. This is where all design decisions are made to solidify the scope of work and budgetary needs to make the project successful. This is the crucial design “go time” where materials are chosen and sourced and often purchased so there will be little to no changes once construction commences. Changes during construction are both costly and cause delays on a project. These can be avoided if the “Pre-Construction” phase is thoughtful and thorough

Percentage Based (Project Management on projects that require construction)

A 15% Fee is charged on top of the General Contractors monthly billing. This covers the following but not limited to: time spent on site, managing material deliveries, making sure that approved design is adhered to, working with trades, handling permits and other site needs. All will be outlined in the contract tailored to your scope of work.

The goal is to work with you to tailor a plan and fee structure that meets your design goals while meeting your budget.
